Plenty of agents will agree with whatever number you have in your head, take the listing, and then spend three months talking you down. We would rather have the difficult conversation on day one.

What we actually do

Your house gets its own website.

Not a page on ours. Its own address, its own app, built for that property alone. A buyer scans the sign and gets the floor plan, the survey, the pre-listing inspection, the seller's disclosure, the actual utility bills, the flood zone from FEMA, and a calculator telling them what it costs to own.

It exists because the objections that kill a Southwest Florida sale are nearly always about cost, and they surface in week six when everybody is invested. Answering them in week one loses you the buyers who were never going to close and keeps the ones who will.

Every listing we take gets one. It is not an upgrade and there is nothing extra to pay.

You pick the plan. We will tell you which one we would choose.

Three levels, and the difference between them is what we do, not how hard we try. Most sellers land on 6%, which includes 2.5% for the buyer's agent.

The buyer's agent's share is negotiated separately now, and it may be paid by the buyer instead. We will explain what that means for your sheet rather than leaving you to find out at closing.

When a normal listing is the wrong tool

The auction option.

Some houses do not want a ninety day listing. A property that has already sat, an estate that needs settling, a seller who needs a date they can plan around. For those, an auction sets a deadline and makes buyers compete against each other instead of against your asking price.

Our rate on an auction is 4.5%, and the buyer pays a 3% premium on top of their bid which covers their own agent.

It is not right for most houses and we will say so. When it is right, it is very right.
