Terms of use.

The short version. Everything here is information, not advice and not a promise. The calculators are arithmetic on published averages, so treat them as a starting point rather than a quote. The listing data belongs to the MLS and is for your personal use. Ring us before you rely on any of it for a decision that matters.

Who these apply to

Using teamhawley.com means you accept these terms. If you do not, please do not use the site. Our property search at search.teamhawley.com has its own separate terms which the MLS requires you to agree to when you register, and those govern there.

The calculators

We have tried to make these the most honest ones you will find on an agent's website, which means being clear about what they are.

  • They are estimates built from published averages and from real sales data, not quotes, appraisals, loan estimates or settlement statements
  • The insurance tool is not an insurance quote. We are real estate agents, not insurance agents, we are not licensed to sell insurance, and we name no carrier. Only an insurance professional can tell you what a policy will cost
  • The net proceeds tool is not a settlement statement. Your title company's figures govern
  • The rent versus buy tool depends on assumptions about the future that nobody can know. Change them and the answer changes, which is rather the point
  • We are not financial advisers, tax advisers, lawyers or engineers. For those questions, ask one

Every source we use is named on the page that uses it. If a number here looks wrong to you, tell us and we will look at it.

Listing and market data

Listing information comes courtesy of Florida Gulf Coast Multiple Listing Service, Inc. Information is deemed reliable but is not guaranteed accurate by the MLS. Market statistics shown on this site are aggregates derived from that data and are for general information only. They are not an appraisal of any property.

The data is provided for your personal, non-commercial use. You may not copy, redistribute, scrape or republish it, and you may not use it to build a competing service.

Flood and property records

Flood zone information comes from FEMA's National Flood Hazard Layer and is republished by FEMA monthly. We show it because it is more reliable than the flood field on a listing sheet, but it describes a mapped area rather than a guarantee about a particular building. An elevation certificate and a surveyor tell you what a map cannot. Property records come from Melissa Data and from county records and can be out of date or simply wrong.

What we do not promise

We do not promise a price, a timeline, a rate, a premium, or that a property will sell. We do not promise this site will always be available or free of mistakes. If you find a mistake, telling us is the fastest way to get it fixed.

Fair housing

We do business in accordance with the Federal Fair Housing Law and welcome all persons regardless of race, colour, religion, sex, handicap, familial status, national origin, sexual orientation or gender identity. We will not answer questions about the makeup of a neighbourhood's residents, and an agent who does is breaking the law.

Accessibility

We want this site to work for everybody. If something here is hard to use with a screen reader or a keyboard, email martin@teamhawley.com or ring (239) 420-9027 and we will fix it and help you get what you needed in the meantime.

Other people's websites

We link to FEMA, the Lee County Property Appraiser, the Florida Office of Insurance Regulation and others. We do not control those and are not responsible for them.

Your account

If you register for our property search, keep your password to yourself and do not share the account. The MLS requires one registrant per account and may audit it. We can close an account that is being used to scrape listings or that breaches the search terms.

Text messages

If you gave us your mobile number and ticked the consent box, we may text you about your enquiry, your appointments, a transaction you are part of, and listings matching a search you saved. Messages come from The Hawley Team at KW Florida Living.

To stop: reply STOP to any message. We will send one confirmation and nothing after that. To start again, sign up the same way you did the first time.

Message and data rates may apply, and those rates are set by your mobile carrier rather than by us. Message frequency varies with what you asked about. Carriers are not liable for delayed or undelivered messages.

Your mobile opt-in information will never be sold or shared with third parties for promotional or marketing purposes. Consent to receive messages is never a condition of buying or selling anything with us.

Governing law

Florida law applies, and Lee County, Florida is the venue for any dispute.

Changes

We may update these terms, and the date at the top will change when we do.
