What we collect, and what we do with it.

The short version. We collect what you type into our forms and a little about how you use the site. We use it to answer you and to send you what you asked for. We do not sell it, and we never will. Ask us to delete you and we will, without asking why.

What we collect

When you tell us

  • Your name, email address and phone number when you send us a message, register to search, ask what your home is worth, or ask to be introduced to somebody
  • The property address you ask us about, and whether you own it
  • What you type into a calculator, if you are signed in and choose to save it

When you use the site

  • Which pages you look at and which properties you open, if you have an account with our property search
  • Whether you opened an email we sent and whether you clicked a link in it
  • Standard server records: your IP address, browser, and the time

From other places

  • Property records, sale history and automated valuations from Melissa Data, for properties you have asked us to keep an eye on
  • Flood zone information from FEMA, which is public and needs only an address
  • Listing data from Florida Gulf Coast Multiple Listing Service

Why the property search asks you to register

Because the MLS requires it. Our licence to show you sold prices and full listing detail is conditional on registered access with a username and a password. That is a contractual requirement, not a marketing choice, and the MLS may audit it. We keep a record of your registration and your activity on the site for that reason.

Calls and texts

We only call or text you about property if you have ticked the box saying we may. If you have not, we will reply by email. You can tell us to stop at any time, by replying STOP to a text, by telling us on the phone, or by emailing us. We will not put you into an automated calling sequence you did not agree to, and phone permission you gave to another company does not transfer to us.

Emails

Every email we send has an unsubscribe link that works immediately. We use Resend to deliver mail, and we record whether a message was delivered, opened, or clicked, so we can tell whether our alerts are useful and stop sending ones that are not. If your address bounces or you mark us as spam, we add you to a suppression list and stop, and that list is checked before every send.

Who else sees it

A short list, and none of them are advertisers.

  • Supabase, which hosts our database
  • Netlify, which serves this website
  • Resend, which delivers our email
  • Melissa Data, for property records, when you ask us to value a property
  • Telnyx, if we text you
  • Florida Gulf Coast MLS, which may audit registered accounts under our licence
  • A professional we introduce you to, and only the details you gave us for that purpose, and only when you asked

We do not sell your information, and we do not trade it for leads. We are not paid for the introductions we make.

How long we keep it

Registration records and the activity log are kept for at least 180 days, because our MLS licence requires it. Everything else we keep while it is useful to you, which for a client usually means as long as we are working together and for a while after in case you come back. Ask us to delete you and we will, except for anything we are required to retain.

Your choices

  • Unsubscribe from any email, using the link in it
  • Tell us to stop calling or texting, at any time and by any method
  • Ask what we hold about you, and we will tell you
  • Ask us to correct it, or delete it

Cookies

The property search sets a cookie so it can remember you are signed in. That is what it is for and it does nothing else. We do not run advertising trackers on this site.

Children

This site is not for anybody under 18 and we do not knowingly collect anything about children.

Changes

If we change this we will change the date at the top. If the change is significant and we hold your email address, we will tell you.
